When staging a home to be sold, window treatments can make a big difference. Prospective buyers will inspect the space for energy efficient windows and natural light. Having window treatments that showcase updated hardware, beautiful views, and an abundance of sunlight will attract offers.

Make sure no detail is overlooked. Every window deserves the same attention to detail, no matter how small or awkwardly shaped. Skylights are often overlooked. While natural light is one of the most desirable features in a home, unwanted light can be discouraging and troublesome to buyers. People who can be extremely sensitive to light may want the option of covering a skylight. Providing a skylight shade will give the buyer visual options.

For small windows, roman shades are ideal.  When open, roman shades add texture to an otherwise flat room. The shades stack neatly when pulled open, but when closed, roman shades provide a flat, clean look. Roman shades come in a variety of colors and patterns, allowing the seller to add a vibrant touch to an otherwise simple room.

Sheer blinds present a great option that will allow natural light while showcasing views. If the home is being shown during particularly hot or cold seasons, sheer blinds might offer a slight disadvantage as this option does not regulate temperature as well as a blackout shade would.

Other things to consider are the list price on the home. If this is a high-end piece of real estate, the window treatments should reflect the cost. Using cheap, vinyl blinds will not go over well with the clients. Consider upgrading the window treatments to add an additional level of luxury. Custom drapes layered with sheer curtains can bring a new dimension to any room and give the space a whimsical, elegant feel.

If the property leans toward a more contemporary style, motorized blackout shades would be the perfect choice. Giving the buyer the potential of extra privacy and drama will certainly convert potential buyers into offer writers.  Blackout shades also offer eco-friendly buyers a great energy saving option, as these shades serve double duty as privacy providers and excellent insulators.

While it may cost a little extra to improve window treatments, the efforts made when staging a home can make a huge difference with the bottom line. Buyers want something that is move-in ready and striking; they do not want cookie-cutter finishes. Making your luxury home stand out from the competition is what will make the difference when it comes to selling your property.
